Sanibel Analytics

Good decisions begin
with good information.

Sanibel Analytics was created to look beneath the surface of the numbers—combining key data, identifying patterns, and interpreting what it all means—so buyers and sellers can make more informed decisions with confidence.

The Journey

A friend and colleague once told me,

“I think you should lean into data and analytics more in your business. It’s a natural fit.”

That simple piece of advice sent me on a journey.

I began studying the data available to real estate professionals—not just what the numbers were saying, but how they were being used. What I found surprised me.

While there is no shortage of statistics in real estate, much of the information being shared simply reports what has already happened. It tells us where the market has been, but rarely attempts to explain where it may be headed. Even fewer reports ask whether market conditions are accelerating, slowing, or beginning to change.

That observation became the foundation of Sanibel Analytics.

Why “Sanibel”?

Anyone who has walked the beaches of Sanibel Island knows that seashells tell a story.

Thousands wash ashore every day. Each one is unique. Each one has a purpose. Yet only a handful are the ones you stop to pick up and keep.

Data works the same way.

Real estate generates an enormous amount of information. Not every statistic matters equally. The real value comes from identifying the handful of data points that reveal what is actually happening beneath the surface.

Sanibel Analytics was built to find those signals.

Looking Beyond the Headlines

Rather than viewing one statistic in isolation, Sanibel compares multiple data sets over time, looking for relationships and changes in direction.

Compares Multiple
Data Sets

Sanibel analyzes key market indicators together, not in isolation, to uncover the full picture.

Identifies Direction
and Momentum

We track whether key metrics are accelerating, slowing, or remaining stable over a six-month period.

Understands the
Relationships

Connecting the dots between inventory, absorption, pricing, days on market and more to reveal what’s really happening.

Turns Data Into
Meaning

Clear interpretation and thoughtful analysis so buyers and sellers can make smarter decisions with confidence.

Markets don’t move because of headlines.
They move one neighborhood at a time.

Why It Matters

Buying or selling a home is often one of the largest financial decisions a family will ever make.

The goal of Sanibel Analytics isn’t to predict the future.

It’s to help clients understand today’s market clearly enough to make better decisions tomorrow.

I am proud to have developed this technology, and will continue honing the data interpretation and presentation to best serve my clients.

Data doesn’t make decisions.
People do.

Sanibel Analytics exists to
help people make better ones.
